Puu Lani Ranch is a gated residential community on the slopes of Mauna Kea, approximately halfway between Kailua-Kona and Waimea along Mamalahoa Highway (Hwy 190). The community sits at roughly 2,000–2,300 feet in elevation, producing a cooler climate than the coast, with generally sunny days, cooler evenings, and regular breezes.
Most homes are custom-built on lots of one acre or more, with some properties extending to 10 acres. Larger lots provide privacy and space for gardens, outdoor activities, and animals. Depending on the property and location within the ranch, views may include Mauna Kea, Hualālai, Mauna Loa, and the Pacific Ocean. Some homes are situated on flag lots or along pastures, contributing to the community’s relatively private setting.
Community amenities
The Puu Lani Ranch Homeowners Association maintains a range of shared facilities and common areas. Amenities include:

HOA dues are currently reported at approximately $250–$280 per month, although current fees should be confirmed with the association. HOA expenses support items such as gate maintenance, road upkeep, landscaping, common areas, and Puu Lani Ranch’s impressive array of community amenities.
Puu Lani Ranch has a private water system managed by Napuu Water Co. rather than a municipal water supply. Water service is separate from the HOA. A monthly connection charge of approximately $75 applies once water service is installed. Total monthly water bills are reportedly in the range of $150–$250, depending on consumption. Buyers should verify current water rates, connection charges, and any applicable requirements directly with Napuu Water Co.
Utilities within the community are underground, helping preserve views and the rural character of the neighborhood.
Location and daily conveniences
Puu Lani Ranch is approximately 22 miles from both Kailua-Kona and Waimea. The location provides access to services in both communities, but residents need a vehicle for virtually all errands.
Kailua-Kona provides access to Kona International Airport, Costco, Target, Home Depot, Walmart, Safeway, restaurants, medical services, and other shopping. Waimea offers grocery stores, hardware stores, medical services, banks, restaurants, galleries, farmers markets, and other daily necessities.
Closer to the ranch, Waikoloa Village offers groceries at the Village Market (KTA), along with a range of retail and dining options. The Mauna Lani Resort offers additional shopping and dining, including Foodland Farms. The Waikoloa Beach Resort has two shopping centers with restaurants, retail stores, and grocery options.
North Hawaii Community Hospital in Waimea provides nearby hospital services. Hilo is accessible via Saddle Road for specialized medical care and other services.
The Kona and Kohala Coast beaches are also within driving distance, although the ranch itself has a distinctly rural setting.

Lifestyle considerations
Puu Lani Ranch offers a country setting with larger lots, cooler temperatures, and access to equestrian and recreational facilities while remaining within reasonable driving distance of Kailua-Kona, Waimea, Waikoloa, and the Kohala Coast.
The principal tradeoff is convenience. There are no grocery stores or gas stations within the community, and residents depend on personal vehicles for shopping, appointments, school, work, and other errands. For buyers who value privacy, land, gardening, horses, and a cooler climate, the location may be a good fit. Buyers who need frequent access to urban amenities or have a daily commute should factor the driving time into their decision.
