Kona Palisades: Location, Climate and What to Know

Kona Palisades is not one neighborhood, and the climate varies with elevation. It is a broad residential area above Kailua-Kona where a single address says less than the parcel itself. For buyers, the useful starting point is to understand the geography, then to check the specific property, not the name.
What the Palisades is
The name covers the area above and around Kaiminani Drive. The largest subdivision is Kona Palisades Estates, surrounded by Kona Coastview, Kona Wonderview, Kona Highlands and others, each with its own boundaries and its own HOA. A property marketed as “Palisades” can sit in any of them, so the subdivision matters more than the general label.
The road and the elevation
Kaiminani Drive climbs from Queen Kaʻahumanu Highway near the airport up toward Māmalahoa Highway, reaching roughly 1,500 feet. Climate varies with that elevation. The lower sections near the highway are not the cool upland climate people picture when they say “upcountry,” so a buyer who wants cool Kona weather should check the specific property’s elevation, not the neighborhood name.
Location advantages
The Palisades is genuinely well placed. It is minutes from Kona International Airport, Kailua-Kona shopping and medical services, Costco and Safeway, and it makes an easy commute to the Kohala Coast resorts. Hawaiʻi Community College-Palamanui sits near the fire station on Kaiminani, and it has become a practical anchor for the area, bringing classes and community events a short drive from most homes here.
The housing stock
Homes span the 1960s to new builds, and the lots, utilities and HOA fees vary accordingly. Many properties carry ocean views that widen with elevation, and the higher parcels catch more breeze. The mix means the due diligence differs from house to house: older homes need a closer look at infrastructure, while newer ones come with the price and fees to match.
Recreation and the tradeoff
Kekaha Kai State Park and Honokōhau harbor are a short drive downhill, with coastal beaches and boat access nearby, and Makalei Golf Club sits just up the slope. The neighborhoods themselves have no commercial centers of their own, so a car is needed for errands and nights out. That is the honest tradeoff for the price, the views and the climate.
Questions to ask about any Palisades property
- How high is the property, and what does that mean for temperature, breeze and views?
- Which subdivision is it actually in, and what are its boundaries?
- What does the HOA cover, and what do the fees run?
- What are the utilities and road arrangements, county or private?
- How long is the commute from the front door to work, school or the resort?
