North Kona: town and coast at the foot of Hualālai.

This guide covers the northern half of the island’s Kona district: the historic town of Kailua-Kona, the shoreline along Queen Kaʻahumanu Highway, and the dry, sunny slopes above. It is the town and coast side of Kona. If you want an active waterfront, resort-style condominium living, and the island’s most dependable sunshine, this is your side.

What to know

The town side of the coast

  • Kailua-Kona

The historic town sits along Kailua Bay at the foot of Hualālai. It was the seat of government of King Kamehameha I in the early 1800s and remains the west side’s main town.

  • Landmarks and legacy

Huliheʻe Palace (1838) and Mokuʻaikaua Church, considered Hawaiʻi’s oldest Christian church, anchor the waterfront. Kailua-Kona has hosted the IRONMAN World Championship since 1981, with the famous finish on Aliʻi Drive.

  • Coast living

Along Aliʻi Drive and Queen Kaʻahumanu Highway, homes and condominiums extend from town toward the resorts by the airport. Many buildings set their own rules, and short-term rentals in particular vary building by building; those rules are worth pinning down early.

  • The coffee belt’s north end

Hualālai’s lower slopes above town are where the Kona coffee belt begins. Hōlualoa, the hillside village of galleries and orchards above Kailua-Kona, marks its northern reach; the belt continues south through South Kona.

  • Sunny and dry

The west side is the island’s sunniest, driest side, with strong solar potential. That same sun and salt air age exterior finishes faster, so materials and upkeep deserve real attention.

  • A consistent lava zone

Kailua-Kona and the North Kona coast sit in Lava Zone 4, the moderate designation that covers all of Hualālai’s slopes, and the district holds that zone consistently. The district’s consistent, lower-hazard character is one of the plainest differences from South Kona, where the upper belt changes.

  • ZIPs you’ll see

Kailua-Kona and the shoreline typically carry a 96740 address, with upslope spots like Hōlualoa on 96725.

The local view

Town convenience, with the bay at your door.

North Kona rewards the buyer who wants town conveniences, water access, and walkable evenings without waiting on a resort calendar. I help clients separate the honeymoon from the everyday: per-building rental rules, parking and title realities for condominiums, and the honest long-term cost of sun, salt, and dry wind. If you are weighing a North Kona home, reach out through the contact form at the end of this page and I’ll walk you through what this side of the coast actually delivers.
