Because the Kohala Coast resort communities share ZIP codes with modest neighborhoods, their figures are not broken out at the ZIP level here. The South Kohala district, which includes the Kohala Coast, and North Kona, covering Kona and West Hawaiʻi, are the most reliable district-level lenses for those areas.

Below five months generally favors sellers; above six leans toward buyers. These figures cover the Kailua-Kona / west Hawaiʻi market, the closest published read on the Kona side of the island.

These figures come from published brokerage market reports that draw on Hawaiʻi Information Service (HIS) MLS data, including the Island Properties (Coldwell Banker) / Hawaiʻi Life monthly market report, the Hawaiʻi Luxury Resort Properties market update, and KE Team Hawaiʻi. Because different reports use different data cuts and time frames, single figures can vary slightly from one publisher to the next; where that happens, the source and as-of date next to each stat make the difference visible.
