Kohala by the Sea is a gated community of 72 one-plus-acre lots on the slopes minutes north of the Kohala Coast resorts, with panoramic ocean, mountain, and Maui views. It is dry, sunny, and warm, with the coast’s dependable 80 to 85 degree days, and it has one of the strongest fire-preparedness records on the island, recognized as a FireWise community since 2004.

Kohala by the Sea sits mauka of the shoreline between the Kohala Coast resorts and the North Kohala ranch country, on the dry sunny slopes where the coast transitions to pasture. From the homes, the views run west over the channel to Maui, inland to the mountains, and south down the coast.

The community is a short drive from the resort beaches and golf, from the harbor at Kawaihae, and from Puʻukoholā Heiau, with whale watching in season off the shoreline and the Pololū Valley lookout a scenic drive up the coast.

Sunsets and rainbows are part of the regular program, and the quiet is real, with only 72 homes spread along the gated streets.

Nearby life belongs to the coast below and North Kohala: the resort beaches and golf courses are minutes down the hill, Kawaihae Harbor is close, and the towns of Hāwī and Kapaʻau offer the shops and galleries of old North Kohala for a change of pace.

What living there is like

Full-time and part-time residents mix comfortably here. The community is gated and secure, the lots give every home its own space, and the views are the reason people buy and stay. The homes are permitted and on the grid, most with solar, in the pattern that defines this coast.

The community’s fire preparedness is a real part of life, not a brochure line. Kohala by the Sea has been a recognized FireWise community since 2004, with twice-yearly contractor fuel removal from the lots and a community-wide emergency notification system. When the August 2023 brush fires swept through North Kohala, residents evacuated in an orderly way and no homes were lost, which is what a FireWise program is for.

Two 2025 sales record the market plainly: a 3-bedroom, 3-bath home at 59-120 Hahalua Place sold for $2,095,000, and a 1-acre homesite at 59-120 Honukai Place sold for $395,000. They are specific recorded facts, useful as markers rather than as guidance for what your own purchase should cost.

Kohala by the Sea fits buyers who want acreage, views, and security on the dry coast, without resort dues or required resort activity. There are no resort dues and no required resort activity in the community, but that does not mean the resorts are out of reach: homeowners in Kohala by the Sea, Kohala Waterfront, Kohala Ranch, and Kohala Estates may join a resort, its sports or fitness center, or a resort golf club. Accessing a resort’s sports or fitness center is available either as part of a broader resort membership or by joining separately as a member.

Practical realities

The community sits on Kohala volcano in the island’s lowest lava hazard band. Homes are permitted, on the grid, and many have solar. The gated community is governed by its homeowners association, and the CCRs and design standards specify view planes and building envelopes, so what you build and how it sits are reviewed to protect the views of the whole neighborhood.

Fire is the hazard that matters here, and it is managed deliberately: FireWise since 2004, twice-yearly contractor fuel removal, defensible space around homes, and a 2023 brush fire that evacuated the community without any homes lost in the development.
