Mauna Lani Resort: the established resort

Mauna Lani is the established resort community, the one that feels most settled among the coast’s destinations. It is built around the Mauna Lani hotels, the historic fishponds, the golf courses, and the beaches of the Mauna Lani Bay shoreline, with residential neighborhoods that run from fairway homes to oceanfront estates.

01 · Location and character

Location and character

Mauna Lani occupies its own stretch of shoreline between the Waikoloa resort to the south and Puakō to the north, roughly 25 minutes from Kona International Airport up Queen Kaʻahumanu Highway. The name means “mountain reaching heaven,” a reference to the lava mountain that rises behind the resort.

The resort is built around two historic anchors: the ancient fishponds, which the developers preserved and which still sit at the center of the property, and the long, low line of the shoreline running north from the beach club. Mature landscaping, a generation of growth now, gives Mauna Lani a settled feel the newer resorts do not have yet.

02 · Lifestyle and amenities

Lifestyle and amenities

Mauna Lani is home to the Mauna Lani hotels, which anchor the dining and beach amenities, and to two championship golf courses, a concentration that alone draws golfers from around the world. The Mauna Lani Bay beaches run along the north end of the resort, and the Beach Club provides a private beach for homeowners.

The historic fishponds, the Ala Kahakai coastal trail, and the petroglyph fields along the shoreline give the resort an unusual sense of place. The resort is quiet, polished, and older in the best sense, and the beaches are among the most protected on the coast.

03 · What living there is like

What living there is like

Ownership at Mauna Lani spans the full range of the coast: fairway homes overlooking the golf courses, villas near the hotels, and oceanfront estates on the shoreline. The resort is community-association governed, which keeps the landscaping, roads, and common areas at a high, consistent standard.

Full-time residents and part-time owners mix, with a meaningful year-round community thanks to the resort’s own workforce and services. Life is quiet, walkable within the resort, and served by the hotels’ restaurants and the beach club. For buyers who want the mature resort experience without the busiest hotel scenes, Mauna Lani is usually the answer.

05 · Practical realities

Practical realities

Mauna Lani sits in Lava Zone 3. Homes and condominiums are permitted and on the grid, with the resort's infrastructure handling water, maintenance, and common-area upkeep through the association structure. The fishponds, shoreline, and coastal trail carry the protections that come with a well-managed resort property. Bicycles and golf carts are welcome on this resort.

  • Lava Zone 3, a designation lenders and insurers routinely handle
  • Community association governance and dues across the resort
  • Fairway homes, villas, and oceanfront estates in one setting
  • Permitted homes, on the grid, resort-managed maintenance
  • Ancient fishponds and the Ala Kahakai trail on the property
  • Roughly 25 minutes from Kona International Airport

Association dues and rules differ between the resort’s neighborhoods, so compare the governing documents of the exact community you are considering, not the resort as a whole.
