Kohala Estates: established homes above the coast

Kohala Estates is the long-established residential neighborhood on the slopes above the coast, set between the two gated communities of Kohala by the Sea and Kohala Ranch. It is older, simpler, and more independent than its gated neighbors: no gates, no CCRs, no monthly dues, a regular street grid of mostly one-to-three-acre view lots, and a sense of community built over decades.

Kohala Estates sits on the sunny slopes above the shoreline between Kawaihae and the resort coast, in the same dry, warm climate as the coast below, with elevation helping the views. The subdivision is laid out on a regular grid of mostly one-to-three-acre lots, and the whole district looks west over the ocean and down the coastline.

Its position, between the resorts and North Kohala, makes it a workable base for both worlds: the beach is a drive down the hill, and Hāwī and Kapaʻau are a drive up the coast. Waimea, the shopping and services hub, is over the shoulder of the mountain.

The amenity at Kohala Estates is the setting itself: big view lots, open sky, and the same rainbows and sunsets this coast is known for. There is no resort amenity inside the community, no club, no golf, no gatehouse. Everyday services live in Waikoloa Village or Waimea, and the resort golf, beaches, and dining are a short drive toward the water. For people who want the coast’s dry sunny life with more land and fewer rules, that trade works.

What living there is like

Residents are a mix of people who bought decades ago and newer homeowners, full-time and part-time, drawn by land, views, and independence. Because there are no CCRs and no association dues, you own your choices: what your lot looks like, what you build, how you maintain it. That freedom suits some buyers completely and others not at all.

The community is on the grid and permitted, in the normal pattern of the coast. The homes range from older ranch-style buildings to new construction, so condition and age vary widely, and the value in a given lot or house is something to investigate street by street rather than assume.

Practical realities

Kohala Estates sits on Kohala volcano in the island’s lowest lava hazard band. Homes are permitted and on the grid, and there is no homeowners association and no monthly dues, which is exactly what some buyers are seeking and exactly what others should avoid. Roads within the subdivision are paved.

The August 2023 brush fires in North Kohala brought evacuation orders to Kohala Estates, as they did to the surrounding communities, and no homes were lost. The district’s dry grass and wind deserve the same respect here as anywhere on this coastline, which is what the county’s fire planning reflects.
