Gather your documents

Buyers, lenders, appraisers, and inspectors will ask for a lot of paper. Gathering it now, while you have time, keeps the sale moving when it matters. Work through the checklist and mark each record as you go.

Security note

Keep sensitive account numbers and personal IDs out of this workbook. When the time comes, share those through escrow's secure channel, never in the workbook, in email, or in text. We will coordinate that when we get there.

Record Have Locate Sent
Deed / title / trust-entity
Mortgage and lien
Survey / staking / boundary
Permits / plans / final approvals
Receipts and warranties
Solar-PV / battery contracts
Insurance declarations and claims
HOA / AOAO documents
Wastewater records

Leases / STVR records
Easements / unusual rights
Appliance manuals

Have means you already have the record. Locate means you need to find it or request it. Sent means it has been shared with the right party. If a record does not exist, leave it unchecked and note that in Part 3 so we can address it.
