Once an offer is accepted, the real work begins: inspections, repairs, financing, and a long list of deadlines. This part keeps you organized from accepted offer to closing.
Inspection prep
Before the buyer's inspection
A smooth inspection builds buyer confidence. Prepare the property and yourself for it.
- Confirm the inspection date and who will be present
- Make sure all systems are accessible (water heater, electrical, attic)
- Clear access to the crawl space, roof, and exterior
- Have utility and maintenance records ready to reference
- Make sure the property is secure and pets are managed
- Prepare to hear the inspector's findings with an open mind

A note on the appraisal and UAD 3.6
New appraisals submitted through the Fannie Mae / Freddie Mac system on or after November 2, 2026 must use the UAD 3.6 standard, which describes views, improvements, and condition in greater detail. That means the appraiser will look more closely at the property, so make your accurate permits and improvement records available, and allow a realistic appraisal window in your timeline.
